Listing Your Home

If you entrust me with negotiating a sale on your home, you can rest assured that I will pull out all the stops to market and promote your home, and to negotiate the best terms for you.

To start: I will ask all the questions and do all the digging to understand your neighborhood, your home, and your priorities. I will present you with a formal analysis of recent sales and market trends, allowing you to choose the best listing price and strategy for your home sale. From there—if you choose me for the job—it’s go time!

Listing Process

Step 1

PREPARE


Staging
As your consultant throughout the process, I will help with a complimentary lite staging of your home with your pre-existing furniture/decorations, and supplemental items I bring in at no extra cost. I will advise you on any actions that should be taken prior to photographing and listing the home to position it for a good sale.


Photos
Once the house is on point, I will arrange professional photography (and drone photography if warranted), so that all marketing of your home is done in the best possible light—at no cost to you.

Great photos are critical because 90% of buyers consider photos to be the most important feature of a listing (NAR), and listings with professional photography receive 61% more views online (Redfin).

Step 2

MARKET


Digital
With your professional photos ready and a compelling verbal description of your home (English major at work!), I will promote your listing across the Multiple Listing Service—syncing it to Zillow, Realtor.com, or any other aggregates buyers make be looking. I will also leverage my local network of agents and local social media groups and paid social media advertising to generate interest and promote your home. Over 97% of home buyers search for properties online (NAR).


In-Person Marketing
After listing, I prefer to run an invite-only neighborhood open house to create a buzz, and get your neighbors interested in picking their new neighbors. They are oftentimes our biggest advocate!

Shortly thereafter, I will host a general public open house to get as many eyes on the property as possible, and to generate a sense of urgency among interested parties.

Step 3

NEGOTIATE & CLOSE


I will tirelessly advocate for your best interest in the negotiation period after any offers are received. You will never be kept guessing about what steps are next—I will keep the process clear, transparent, and drama-free.

My ultimate goal is working out a deal that will make this sale a win for you—from price, to timing, to other niche conditions of the sale.
